    Your Villa, Your Group

    When you book a villa with us, it's exclusively yours. Only your group has access to the villa; no outside guests, no strangers, and no sharing the common spaces with other groups.

    Private chef for breakfast included

    Enjoy a freshly prepared breakfast each morning, cooked by your private chef in the villa kitchen. Food costs are additional and charged at a nominal cost.

    Concierge 7 AM – 11 PM

    Housekeeping, laundry, grocery runs, restaurant reservations, and daily support from our on-island team.

    Oceanfront location

    All the villas are ocean-front, and each has a private pool. The properties are located on the west shore of the Island where swimming is safe for all ages (children should be supervised at all times).

    Airport transfers

    Our guest services team can arrange all airport and boat taxi transport to and from the Island.

    Frequently asked

    Is the rate per night for the whole villa, or per person?

    The rate is per night for the entire villa, including all suites, regardless of how many guests you have, up to the villa's capacity. Rates are in USD and do not include the 21% Mexican tax.

    What does the 21% tax add to the price I see?

    A 21% Mexican lodging tax is added to the published rate, consisting of 16% VAT (IVA) and 5% lodging tax (ISH), as required by Mexican law.

    Is there a minimum stay?

    Yes. The minimum stay is 4 nights during low season and 5, 6, or 7 nights during high season, depending on the dates.

    My group is larger than one villa. What then?

    You can combine Casa Coco + Casa Cielo or Casa Lola + Villa Encantada, as each pair of villas is located right next to each other. For even larger groups, all four villas can be combined.

    What is already included, and what costs extra?

    The nightly rate includes daily housekeeping, concierge service, breakfast chef services (food is additional), and use of paddleboards and kayaks. Private chef services, groceries, transportation, and other additional services are available at an extra cost.

    Can we eat at the villa instead of going out?

    Absolutely! You can enjoy meals at the villa with our in-house chefs, subject to availability, or we can arrange trusted outside chefs. We also offer a pre-stock service for groceries and beverages.

    How do the chef services work?

    Breakfast includes coffee, tea, fresh juice, fruit, homemade granola, and an egg dish of your choice; lunch includes a starter, main course, and sides; and dinner includes a starter, main course with two sides, and dessert. Meals are served family-style, with breakfast available from 7–11 AM, lunch from 12–4 PM, and dinner from 5–9 PM.

    How do I know if my dates are free?

    You can check real-time availability on our booking page by entering your dates and group size. The calendar will show which villas are available, so there is no need to email us first.

    What happens after I send an inquiry?

    No payment or credit card is required at this stage; a member of our team will respond within 24 hours with a formal quote. To secure your dates, a 60% deposit is required, with the remaining 40% due 90 days before check-in, or 120 days before check-in for Holiday periods.

    How do we get there from Cancún airport?

    We can arrange private transportation from Cancún Airport to the ferry terminal or directly to a private boat, with drivers tracking your flight. Public ferry tickets are approximately MX$620 round-trip per person, while private boat transfers are also available.

    Will there be sargassum on the beach?

    Our villas face west toward Cancún and have historically experienced essentially no sargassum, except for trace amounts on a few days each year.
